Find

Todd Ziegler, our Director of Acquisitions, sources properties across the Oklahoma City metro, including off-market opportunities and houses from owners who contact us directly.

Value

We estimate what a finished house should sell for from recent closed sales nearby, then work backward through the cost and time of the renovation and the costs of buying and selling.

Scope

Before we buy, we scope the work, separating cosmetic updates from the big systems like roof, sewer, foundation, and electrical, which are the items that change a budget most.

Renovate

David Mobley, our Project Manager, runs the renovation with contractors, controlling the budget, the schedule, and the quality of the finish.

Sell or keep

Finished houses are listed through Rose Rock Realty, offered on rent-to-own terms where it fits, or kept as rentals managed by 1907 Property Management.

Partners hear from us about their projects directly through Brian Mullins, our founder, who leads investor relations.

What we look for

  • A realistic path to a finished value supported by recent closed sales.

What we avoid

  • Projects that only work if the market keeps rising.
  • Over-improving a house past what its street will pay.
  • Deals where we cannot say who the next buyer is.
