What is Rose Rock Capital Partners?
Rose Rock Capital Partners is a vertically integrated real estate investment company in Moore, Oklahoma. We handle acquisition, rehab, disposition, and rental ourselves, with a local team that works the Oklahoma City metro.
Where do you buy and renovate?
We work across the Oklahoma City metro, including Oklahoma City, Moore, Norman, Edmond, Yukon, Midwest City, Del City, Mustang, Newcastle, Blanchard, Bethany, Warr Acres, Choctaw, Harrah, and The Village.
Who is on the team?
Brian Mullins is the founder and leads investor relations. Todd Ziegler is Director of Acquisitions. David Mobley is the Project Manager who oversees renovations.
Do you buy houses directly from owners?
Yes. We buy properties directly and evaluate each one on its own merits, including houses that need work. You can tell us about yours on the sell your property page.
How do you decide what to offer on a house?
We start from what the house should be worth after renovation, based on recent closed sales nearby, then account for the cost and time of the work and the costs of buying and selling. Every house is different, so we explain how we got to our number.
Do you renovate the houses yourselves?
Our Project Manager scopes and oversees every renovation, working with contractors. Keeping that in-house is part of what vertically integrated means for us.
What happens to a house after you renovate it?
Most are sold on the open market through Rose Rock Realty, and some are offered on rent-to-own terms. Others may be kept as rentals managed by 1907 Property Management.
Can I see houses you have completed?
Yes. Our projects page shows recently completed renovations with photos and a plain list of what was done, and links to each listing.
Can I invest or partner with Rose Rock Capital Partners?
We are open to conversations with prospective partners. Any investment opportunity is offered only through formal documents to eligible investors, and nothing on this website is an offer or solicitation. Start with the partner with us page.
Are returns guaranteed?
No. Real estate investing involves risk, including loss of principal. We do not guarantee returns, and you should be cautious of anyone who does.

Todd Ziegler is a licensed Oklahoma real estate agent with Rose Rock Realty (OK license #209705). Rose Rock Realty's brokerage license number is 176186. Real estate licenses can be verified with the Oklahoma Real Estate Commission.
How is Rose Rock Capital Partners related to Rose Rock Realty, 1907 Property Management, and Landrun Home Buyers?
They are related Rose Rock companies at the same Moore address. Rose Rock Realty is the brokerage that lists and sells our homes, 1907 Property Management manages rentals, and Landrun Home Buyers is a direct home buyer for sellers who need speed and certainty.
Do you offer rent-to-own homes?
